About Us

Sustainable Neighborhoods LLC, a Community Development Financial Institution (CDFI) develops innovative affordable lending products for low- and moderate-income families so that they can keep their homes, build assets, and sustain intergenerational wealth. In addition to being certified by the U.S. Treasury as a CDFI, Sustainable Neighborhoods is an exempt mortgage banker licensed by the New York State Department of Financial Services.

We achieve our mission by powering financial opportunities for working families and existing homeowners with mortgage origination and servicing for those who are not generally served by traditional capital or banking outlets. With reasonably priced mortgage loans, responsible servicing, and effective mortgage counseling, homeowners can avoid foreclosure, rebuild their credit, and begin building wealth.

Sustainable Neighborhoods is a wholly-owned subsidiary of the Center for NYC Neighborhoods, a New York 501(c)(3) not-for-profit corporation that promotes and protects affordable homeownership in New York.

The Resilient Retrofits program helps homeowners in New York City protect their homes from flood and storm damage and improve energy efficiency. Funded by New York State Homes and Community Renewal, and managed by the Center for NYC Neighborhoods, this program offers a combination of low-interest and forgivable loans to eligible homeowners. Funds can be used to raise electrical systems to avoid flood damage, install energy-efficient appliances, and make other important upgrades.

HomeFix

HomeFix is a comprehensive approach to addressing homeowner repair needs, funded and administered by the New York City Department of Housing and Preservation Development, Center for NYC Neighborhoods, and the Center’s wholly owned subsidiary, Sustainable Neighborhoods LLC. The Program provides access to affordable low or no-interest and potentially forgivable loans for home repairs to eligible owners of one- to four-family homes in the five boroughs. The program is a partnership between the Center for NYC Neighborhoods and its Partners, Restored Homes Housing Development Fund Corporation, Asian Americans for Equality (AAFE), Community Development Fund (CDF), Neighborhood Housing Services of New York City (NHSNYC), and the Parodneck Foundation.

Equitable Retention Mortgage Assistance (ERMA) Program
Equitable Retention Mortgage Assistance (ERMA) Program

Due to funding limitations, the ERMA program is not currently accepting applications.

The Equitable Retention Mortgage Assistance Program (ERMA) is a foreclosure prevention program run by the Center for NYC Neighborhoods, its subsidiary Sustainable Neighborhoods LLC, Enterprise Community Partners, and the NYS Office of the Attorney General. ERMA provides deferred zero-interest loans up to $50,000 to seniors (62 and over) and people with disabilities who are at risk of foreclosure due to reverse or regular mortgage arrears, condo homeowners’ association fees, co-op maintenance fees, property taxes, property insurance, water/utility bills, or other charges stemming from a temporary inability to pay that can result in foreclosure.

ERMA assistance is available only in certain participating NYS counties.

Distressed Mortgage Refinance Program (DMRP)
Distressed Mortgage Refinance Program (DMRP)

Sustainable Neighborhoods, in partnership with New York State Homes and Community Renewal (HCR), is establishing an affordable refinance pilot program aimed at settling outstanding mortgage debt for homeowners at risk of foreclosure. The pilot will help a small number of homeowners in foreclosure by paying off the entirety of their existing mortgage debt and refinancing these homeowners into a new mortgage or mortgages. This program is designed to assist homeowners who have fallen behind on their mortgage due to hardship but have since stabilized their finances and can afford to repay a refinanced loan. Homeowners must apply through a housing counselor.

The New York Mortgage Assistance Program successfully helped more than 10,000 New Yorkers stay in their homes and stabilize their finances. The program was renewed and expanded twice by funders due to its rapid success in helping low- and moderate-income homeowners avoid foreclosure.

The New York State Homeowner Assistance Fund (NYS HAF) is a federally funded program dedicated to assisting homeowners who are at risk of default, foreclosure, or displacement as a result of a financial hardship caused by the COVID-19 pandemic. In all cases, our goal is to help as many New Yorkers as possible STAY IN THEIR HOMES!

HomeFirst

HomeFirst is a down payment assistance program to assist first-time homebuyers to achieve homeownership, with a 10- to 15-year non-amortizing mortgage loan of up to $100,000 that reduces over time. To be eligible for HomeFirst assistance, prospective homebuyers must fall within low- to moderate- household income caps and purchase a 1- to 4-family home, coop, or condo in New York City. Program participants must apply through a HUD-certified housing counselor and complete a homebuyer education class. The HomeFirst program is operated by the Center for New York City Neighborhoods’ community development lender, Sustainable Neighborhoods, in partnership with the NYC Department of Housing Preservation and Development.

A mother struggles to keep her home in the family
Melissa Milan's four-bedroom, single-family home in Ozone Park has helped to nurture her children's dreams. But a series of events led her to fall behind on her mortgage payment: She began undergoing cancer treatment and her husband died. 'This was the worst-case scenario,' she said. Desperate for a solution, she learned about the New York Mortgage Assistance Program online. As the bank sought to foreclose on her home, Sustainable Neighborhoods worked to process a $40,000 loan for her to bring the mortgage current. Today she's cancer-free — and free from anxiety about losing her home.

Larry Whittaker, Hudson Valley

A good son: A homeowner saves his home and honors his mother
Over the past few years, Larry nearly lost the home that was a haven for his family. It started with a series of illnesses: Larry suffered an aneurysm, followed by a heart attack in 2015. As he was recovering, his mother became ill and eventually passed away. Larry was unable to work during this period, and soon found himself having to choose between paying his property taxes and giving his mother a loving and respectful burial. To Larry, the choice was obvious. 'My mother took care of me all my life,' he said. With a loan from the New York State Mortgage Assistance Program he was able to stop foreclosure on his home and still afford his mother's funeral.

Keiko Omori, Upper West Side, Manhattan

Homeowner gets help to save her hard-won independence
Keiko Omori became a homeowner on the Upper West Side for the first time in 1993, after her family received reparations from the U.S. government as compensation for being held at a Japanese internment camp during World War II. But after retiring in 2012, she faced unexpected medical expenses and found herself struggling with mortgage payments and dwindling social security checks. Luckily, in 2015, she received a $40,000 loan from the New York State Mortgage Assistance Program. We also worked with her bank to extend deadlines and to get her mortgage modified.
